Property Highlights

Imperial Lake is a planned development (PUD) located just west of the intersection of the Turnpike and 836 freeways, around one of the largest inhabited lakes in Miami-Dade County. The development sits on the western edge of the county’s urban development, making it suburban, but close access to both freeways and other major roads, such as the Tamiami Trail and Flagler Street, allows for quick and easy access to the rest of the county.

There are over 1200 residences in Imperial Lake and they were built during the 1990s and early 2000s. It has four single-family developments: Shoma Homes at Imperial Lake, Pacifica, Romantica and Lake Pointe 6, four Townhomes, two of which are true townhomes: Reflections and Park Place and the other two are condominiums built as townhomes: Puerto Bello and Marina Real. Lastly there is the development of condominiums built as two-story villas: Villa Real. Each development has its own association(s) and all are under the umbrella of the Imperial Lake Master Association. Each sub-association manages itself while the Master takes care of the maintenance of the lake, the main streets, the amenities and the perimeter fences.
At the heart of the community is the massive lake, an ancient limestone quarry and estimated to be 60 feet deep in the center. The regulations allow swimming, fishing, kayaking, and boating as long as the boat does not have an engine. The Clubhouse is on its shores and there is an artificial beach. Facilities include a swimming pool, jacuzzi, sauna, tennis, gym and a large Clubhouse lounge, which includes a kitchen, all overlooking the lake. The Clubhouse is suitable for weddings, parties, and similar activities. There is a 24-hour security patrol on duty. Fees to the Master are $161.84 paid every six months, making it the lowest maintenance fee with the most amenities in all of South Florida. Periodic dues to each individual sub-community are paid separately, but tend to be relatively low as well.
Imperial Lake Miami Homes
Right next to the community is North Trail Park, which features jogging trails, basketball, volleyball, and tennis courts, a soccer field, and playgrounds. There is a large clubhouse and several pavilions, which can be rented out for parties or activities.
The Dolphin Mall, Florida’s second-largest shopping mall, is just a two-minute drive away and the Miccosukee Resort & Gaming Casino is just a 15-minute drive west. Miami International Airport is an 18-minute drive east and downtown Miami is 30 minutes away. Dirt biking enthusiasts can drive 3 minutes to 137th Avenue or 15 minutes to the start of the Everglades. For shooting enthusiasts, the county’s largest open field, the Trail Glades Range, is just 15 minutes west. The nearby city of Doral, as well as Tamiami Trail and Flagler Street, offer a wide range of shops, restaurants and all kinds of services. For students, Florida International University is just a 10-minute drive away.
The community has already voted to become closed. Plans and permit applications have been submitted to the county and the work is estimated to be completed in 2015. No special assessment will be charged. The main entrance on 122 Av will have a guard from 8AM to 10PM, along with the electronic entrance. Tickets at 127 Av and NW 12 Street will be electronic only.

SHOMA HOMES AT IMPERIAL LAKE

It’s not for nothing that one of Florida’s largest builders chose this location. Shoma is the largest and best subdivision within the walls of Imperial Lake. It has 107 homes with lots ranging from 4500 to 7880 square feet and living areas from 1650 to 2880. All Shoma houses have garages and about a third of them are lakefront.


PACIFICA AT IMPERIAL LAKE

Pacifica is the 2nd largest sub-community within the fences. It has 192 homes with lots ranging from 3500 to 6500 sq ft and living rooms from 1400 to 2200 sq ft. Most of their homes have a garage. Pacifica does not have direct access to the lake.


ROMANTICA AT IMPERIAL LAKE

Romantica has 192 homes with lots ranging from 2200 to 3500 and living areas between 1400 and 1800 square feet. Romantica has the smallest lots and houses, all two-story, but more than a third of them are located along the entire western shore of the lake.


LAKE POINTE AT IMPERIAL LAKE

Lake Pointe Section 6 has 19 properties and they are the largest in the PUD. They are not inside the fence of the complex, but on the southern boundary, on NW 6th Street. The lots are all 15,000 square feet and the living areas range from 2981 to 3800 square feet. Even though it is outside the landlords, they still pay their HOA dues and have access to services.

REFLECTIONS AT IMPERIAL LAKE

Reflections is a true townhome community, which means that there is not a condo association, but a homeowners association (HOA), which primarily translates to the owner rather than the community, owning the land on which the structure sits and paying for the property’s insurance. Reflections has 98 houses and half of them are on the south shore of the lake. All are two-storey and the number of bedrooms ranges from 2 to 4, the living area from 921 to 1860 square feet.

PARK PLACE AT IMPERIAL LAKE

Park Place is a true townhome community, located in the northwest corner of the complex. It is the only sub-community that does not communicate internally with the rest and access is via NW 12 Street or 127 Avenue. Park Place has 99 homes, some with one story and some with two floors, with living areas ranging from 710 to 1790 square feet. A little more than 10% of the homes are lakefront.

PUERTO BELLO ON IMPERIAL LAKE

Puerto Bello is a community of condominiums built as townhomes. As a condominium, the community owns the land, the owners have the exclusive right to use their yards, and property insurance is built into the condominium maintenance fee. As townhouses, the owners only share the walls with each other and not ceilings and floors as in apartments. Puerto Bello has 116 two-story homes, with living areas ranging from 950 to 1130 square feet. More than two-thirds of Puerto Bello’s homes are lakefront on the north shore of the lake.


ROYAL MARINA AT IMPERIAL LAKE

Like Puerto Bello, Marina Real is a community of condominiums built as townhomes. It has 204 two-story homes in the NE corner of the complex, of which 29 are lakefront, with living areas ranging from 1130 to 1260 square feet.

VILLA REAL AT IMPERIAL LAKE

Villa Real, located at the northern entrance of the community, is the only traditional subdivision of condominiums. They are built as villas, which means they look like two-story townhouses, but each floor is owned separately, therefore the owners share walls as well as roofs and floors with each other. The owners on the second floor have a balcony and those on the first floor have a fenced patio. There are 236 units in Villa Real, with living areas ranging from 970 to 1090 square feet. None of the units are lakefront.
